Wankum: Bitcoin to Overtake Real Estate Value
Leon Wankum argues on the Bitcoin Magazine Podcast that Bitcoin will outgrow real estate due to superior growth rates and monetary properties.
Leon Wankum, an author and real estate operator, joined Spencer Nichols on the Bitcoin Magazine Podcast to discuss the future of asset classes. Wankum stated that Bitcoin will not only overtake real estate but also outgrow it. He argued that real estate only became money after 1971 and asserted that 80% to 90% of its value is a monetary premium rather than utility.
Wankum predicted a base case price path for Bitcoin reaching $1 million by the late 2030s. He proposed a $1,000 trillion base case for the value of Bitcoin. Wankum compared Bitcoin's 50% Compound Annual Growth Rate against real estate's 4–6% CAGR. He suggested it is now financially smarter to rent and buy Bitcoin.
Wankum argued that Bitcoin's four-year cycles and volatility are a feature for collateral. He discussed the concept of Bitcoin Treasury Preferreds offering 15% returns. Wankum outlined a playbook involving selling, accumulating, refinancing, and using dual collateral.
